Watch Out for the Sneaky Stuff
Scammers love targeting new homeowners. You might get official-looking mail asking for “copy fees,” insurance verification, or mortgage protection plans. If it sounds fishy, call us first we are your people, and we’ll help separate fact from fraud. Real mortgage companies don’t ask for sensitive information via postcard.
Keep Uncle Sam in Mind
Each year, your mortgage servicer will send you a Form 1098—this little gem shows how much mortgage interest you paid during the year, which could give you a nice tax deduction. Be sure your address stays updated and accurate so you don’t miss it come tax season. Also, if you bought your home in states like New Jersey, Florida, or New York, property tax rules and homestead exemptions vary. Filing for exemptions can lower your annual tax bill, but deadlines differ by county and are strictly enforced. A five-minute call to your county office could save you thousands.
Stay in the Loop With Your Servicer
Once your mortgage is finalized, your loan will likely be transferred to a loan servicer—this is the company you'll make payments to each month. They handle escrow accounts, property taxes, insurance, and any questions about your loan balance. You’ll receive a Goodbye Letter from us and a Welcome Letter from your new servicer—don’t toss them out with the junk mail. They contain critical information like your new loan number, payment instructions, and contact info.
